123-Works was created to solve one of the most persistent challenges in construction: managing Pay Applications with accuracy, consistency and complete commercial visibility. After years of watching contractors wrestle with valuations, evidence, approvals and monthend reconciliation, our founder set out to build a platform that would finally bring structure and confidence to the process.

At the heart of 123-Works is a guided Pay Applications engine that delivers consistent valuations, evidence-backed submissions and automated commercial controls. One of its most powerful innovations is the inbuilt liability schedule, generated automatically as the Pay Applications process unfolds. No extra spreadsheets, no manual reconciliation - commercial teams get a live, accurate liability position for every project without lifting a finger. It’s one of the biggest value-adds for contractors operating at scale.

Intelligent Compliance

To strengthen this further, 123-Works includes an intelligent compliance layer powered by smart AI. It continuously monitors valuations, dates, notices and submission behaviour, proactively warning users of potential issues before they occur. If a contractor is about to miss a deadline or fall out of alignment with the requirements of the UK Construction Act, the system flags it early and guides corrective action. Even when users forget, the platform doesn’t - ensuring compliance is maintained and commercial risk is reduced.

Visibility on the Ground

As the platform evolved, it became clear that project-level clarity required more than commercial accuracy - it required visibility on the ground. 123-Works now includes a suite of Site Management tools covering GRNs, Requisitions, Incidents, Observations and Inspections, giving project teams a simple, structured way to capture evidence and maintain compliance. Alongside this, our Site Attendance module provides reliable checkin and checkout options, including our fraud-resistant Smart QR system that refreshes every 60 seconds.
